Online auction for 46 acres
A LOCAL dairy farmer paid €932,000 or about €20,260 per acre for a c46ac farm at Shesharoe, Portroe, near Nenagh. The holding sold at an online auction last Friday conducted by Eoin Dillon of REA Eoin Dillon with the final price exceeding the guide by almost €200,000.
Situated 12km west of Nenagh and 1.5km from Portroe the farm has views over Lough Derg and extensive road frontage on to two local roads. All in one block it is laid out in easily managed fields/paddocks in permanent pasture and is serviced by a network of internal roadways with water from a piped water supply.
A comprehensive former dairy farmyard on the holding includes a five-bay straw bedded calving or calf shed, a cubicle shed containing 60 cubicles with automatic scrapers, slatted feeding pens with a covered feed space, a cattle crush, a silage base, a three-column double sided slatted shed with a covered central feed passage, a disused eight-unit milking parlour, a three-column machinery shed and a range of semi derelict stone outbuildings. The property has been leased by a neighbouring dairy farmer from the last number of years.
Auctioneer Eoin Dillon expected strong local farming interest in the place, and this proved to be the case on the day. While six bidders were registered to bid only three showed cause when proceedings opened at €650,000. The price rose in increments of €10,000 and €5,000 until the property was put on the market at €800,000. The three customers remained in contention exchanging €5,000 bids up to €850,000 and then €2,000 bids until €904,000 when one dropped out. The two remaining customers stayed the course until the hammer fell in favour of the local man at €932,000.
Mr Dillon described it as a great auction and there was much local satisfaction with the result. Commenting on the part the yard played in the transaction he said: “Whether the yard was part of the deal or not, the per acre price of €20,260 would have been achieved. That’s being paid for ground around here at the moment.”
