The developer preparing a new use for the Dromineer Bay Hotel site has submitted a new application for 10 individual bathroom extensions.

Dromineer Bay Developments Ltd received conditional planning permission in 2023 for a plan involving demolition of the old hotel and provision of a mixed-use commercial and tourism enterprise with short-stay tourism accommodation. An application has now been submitted for 10 individual single-story bathroom extensions to the rear of the existing two-story Waterside Cottages and all associated site development works.

The company’s agent, Dreyer Associates, explained that the primary purpose of this application is to facilitate separation of the original plan into individual planning applications, thereby allowing the cottage development to proceed independently of the hotel element of the wider site.

“This approach is considered necessary in order to expedite the refurbishment and upgrading of the cottages, which are required to be renovated and made available for letting at the earliest opportunity,” the agent informed Tipperary Co Council. “The proposed single-storey bathroom extensions are modest in scale, are located to the rear of the existing cottages, and are designed to improve the standard, functionality, and regulatory compliance of the accommodation, while respecting the established character of the development and its sensitive waterside setting.”

The council is to rule on the application by March 5.
