Green light for Nenagh houses
Tipperary Co Council has granted conditional planning permission for 28 residential units in Nenagh.
Baile Ard Developments Ltd had sought to build 31 houses on a site off upper Silver St/Ciamaltha Road. The plan involved 15 two-bed houses and 12 three-bed houses in six two-storey terraced buildings, and four one-bed units in a two-storey building. Agreement in principle was reached to provide seven units to the council under Part V of the Planning & Development Act.
Other aspects of the plan include a new vehicular and pedestrian entrance off Silver St/Ciamaltha Road, together with all roads, footpaths, underground services, connection to public services, surface water attenuation, car-parking, public open space, public lighting and associated site boundary and site development works.
The site of almost one hectare in size has frontage to the west and south onto roads within the Ciamaltha Meadows estate. It is adjacent to a Protected Structure (nineteenth century Silver House).
After receiving submissions from the developer of Ciamalta Meadows and two residents in the estate, the council informed Baile Ard Developments that it had concerns in relation to the overall design and layout of the proposal. These included impact on residential amenity, archaeology, road safety, water drainage and car parking.
The Tralee-based company submitted a modified plan last month in which it reduced the number of terraced dwellings. Some of these dwellings increased from two-bedroom to three-bedroom units as a result.
Last week the council granted permission for an amended development of 28 residential units comprising seven two-bed houses and 17 three-bed houses in six two-storey terraced buildings, and four one-bed units in a two-storey building.
The permission was granted subject to 21 conditions.
