Go-ahead for major Nenagh development

Tipperary Co Council has granted conditional planning permission for a major development involving 67 residential units and a 90-bed nursing home in Nenagh.

Lisbunny Developments Ltd is to also provide a creche and a health centre as part of its plan for a 3.9-hectare site at Tyone. Accessed from the Ormond Drive housing estate, the site is bounded to the north by the railway line and agricultural lands, and to the south by Nenagh hospital.

It is understood that the development will be constructed in phases. The residential units are to consist of five one-bed semi-detached bungalows, five two-bed semi-detached bungalows, 13 two-bed mid-terrace bungalows, two two-storey four-bed semi-detached houses, two two-storey four-bed mid-terrace houses, 14 two-storey three-bed semi-detached houses, and 14 two-storey two-bed mid-terrace houses.

An apartment building is also planned, consisting of eight one-bed apartments and four two-bed apartments over two storeys. Local agent Sherry Fitzgerald Talbot will be involved in the sale of the dwellings and is already inviting expressions of interest.

The 5,242 sq m nursing home is to have three storeys with private open space of 438 square metres and an internal courtyard. It is to have a brick and render finish and is to integrate with the overall development of the site. It will be located close to the new 50-bed St Conlon’s Community Nursing Unit, construction of which is currently underway.

Details provided for the single-storey creche indicate that it will cater for 20 children with five staff members. The health centre will also be single-storey and feature six consult rooms.

Further aspects of the plan include new internal roadways and footpaths. a proposed new distributor road to the north and east of the development, pedestrian/cycle access off the existing Tyone road to the west of the site, vehicular access from Ormond Drive south of the site, and new vehicular and pedestrian access. New boundary treatments and landscaping will be furthermore provided, along with drainage and site services including a new ESB substation building and all ancillary site works.
