Auctioneers offer 3D viewing in showcasing properties
Nenagh Estate Agents DNG Michael Gilmartin have recently invested significantly in acquiring equipment to enable them to showcase properties using 3D Virtual Reality (VR).
Michael Gilmartin of DNG Michael Gilmartin said he first started researching the use 3D VR for property 18 months - two years ago and wondered if the costs involved were worth the investment.
With a whole new world in light of Covid-19 and a lockdown in March of this year, Michael went back to researching the use of this technology and decided it was worth investing in.
He explained: “Once restrictions had lifted the way of doing business had to change and agents are no longer allowed to do ‘Open Viewings’ with viewings now only available strictly by appointment for 15 minutes at a time.We have seen a substantial increase in enquiries on the properties where we are showcasing the property using VR. We are also seeing a large increase in clients making enquiries on certain properties from both Dublin and abroad.”
Now that the option to work from home has become not only a reality but possibly the future, there is scope for people to move to their ideal location, without the worry of being within the commuter belt.
These enquiries are aided by Virtual Reality as this technology has the ability to look at every aspect of the property by swivelling around the room, going in and out of each room multiple times. A big difference to video or virtual viewings is you can pause at a spot and look around the room.
Michael added: “The feedback has been immense from both vendors and buyers. Vendors love to see their property shown in this manner and it helps attract buyers.
Likewise, buyers have a better idea of the property which helps in deciding on viewing. They also love once the fact they can show the house to their friends and family while bidding, or in one case a lady bidding on a property was able to show it to her daughter who lives abroad, which gave her real peace of mind.
“All these features help put your property front and centre of prospective buyers. If a client is in Dublin, Dubai, Limerick or Nenagh they can take a look inside your property first and see if it suits their needs. It will also aid our vendors in that having seen the virtual reality and buyers still want to view it then they are going to be the ones who are really genuinely interested, cutting down on multiple times vendors need to prepare their property for viewings.
